Asking $65,000 firm (I HAVE PICTURES OF THE HOUSE AND FIELDS I'LL POST WHEN I FIND THEM).

I have 43 acres of land for sale that is secluded and in the heart of some nice Deer country. One side of the proprty joins the Wayne National Forest (mostly White Oaks). It has an old farm house on it that could be converted to a Hunting Cabin. There is Electric and Well Water on the property (the house still has the Electricity turned on) with some work would make a really nice Hunting Cabin. The house sets about 300 yards off of the road and has a field behind the house that's about 300 yards long by about 20 yards wide with a small creek that runs beside it. There's also 2 fields ontop of the hill that I have kept cut with a riding mower but has grown up some the last couple years. You could make some awesome food plots in these fields. The property address is 2331 County RD 19 Kitts Hill, OH if anyone wants to see it on google Earth or what ever. There's been some really great Bucks come from the area. I'll post some pictures. I just want everyone to know about the house.I bought the house and property when I was still in the Navy and never stepped foot in the house before I bought it because I wanted the land due to the fact I knew how great the Deer hunting was there. I really didn't care about the house. I bought it 11 years ago, there was a family renting it when I bought it and they moved out shortly after that and it's been empty ever since then (used for storage only).

When I set the price on the property I didn't take into account the house because I didn't see it as being livable and priced it as I saw the value of the land only.

Some of the things about the property and the house 2/3 Bedroom, 1 Bath.

1. The property sits up in a hollow with the right side joinning the Wayne National Forest, the left

side goes up the hill across 2 fields on top of the hill and 3/4 of the way down the other side of

the Hill.

2. Property Taxes run 650 dollars a year, heated by wood stove and is all Electric (AEP)

2. The pictures show in front and behind the house.

3. We put a new well head, pipes, pump and tank in 2 years ago.

4. I just bought 4,000 dollars worth of Culvert to put in the ditch that runs across the front of the

house that will need to be installed by the buyer.

5. The well is not hooked up to the house but can easily be done, the lines are laying beside each

other.

6. There used to be an addition on the back of the house that was the Kitchen, it was torn off and

the Kitchen moved back to it's original place, the water line and drainage is not hooked up to the

sink.

7. The addition that was on the back of the house was made into a porch but is in bad shape and

needs torn off.

8. Some of the interior walls are paneling and the paneling is bowed in spots from the cold.

9. There is no Septic system, goes right in the Creek. Been like that since the house was built many

moons ago.

10. The bathroom would need a new toilet and shower, the ones in it are fairly nasty from not being

used in so long but it is a big bath room.

That's about all I can think of right now.

The DEER and TURKEY HUNTING is awesome with some pretty big Bucks in the area, I got some Cam Pics about a week ago of a Buck with 8 points on him allready.

Why are you selling the property?

I've owned the property for 11 years and bought it just for hunting at first, I was wanting to build out there but My job requires me to work Shift work and the wife doesn't want to live out there and be by herself at nights. I'm selling it to make a down payment on a new home.
