MichiganHunter
So in the last 3 days my fiancee and I have found a home that is forclosed and owned by the HUD program and today we submitted an offer very close to the HUD asking price because of the homes quality and property. It's 3 beds 2 baths 1800sqft on just over 13 acres of swamp, woods and brush fill fields (good hunting). Its a 2004 home and is really nice. It needs new appliances and furnace and hot water heater. The home is priced to sell so we hope our offer will be accepted. Keep us in your prayers. It will be an amazing starter home for us...I think I have gray hair now.. The_Kat
I hate the home buying process and pray I never have to go through it again! Best of luck and congrats on the purchase if it goes through. Definitely a good feelings knowing your making an investment in your future instead of throwing 1000's down the drain in a rental that you'll never get back! Keep us posted. layin on the smackdown
Like said above...the time to buy is now. I unfortunately forclosed on my house in september. I even tried to short sell the darn thing and it was down to $75,000 and still couldn't get a buyer. It apraised at $153,000 when i bought it in 2008. Just goes to show what you can get with a down market. Congrats, i hope it works out for ya, good luck and enjoy! dan
dbHunterNY
Dan that's rough. Hope things have worked out. I just bought my first home on 10 acres 1.5 years ago. It was a long process looking for homes. Many lemons out there. When we did find one we acted quick to get it. the for sale sign was up for less than 48 hours. lol

LETMGROW
Don't sweat it. Just look around. There are houses everywhere. Things have a way of working out. If for some reason this doesn't work out, something else will come along and you might be even happier. Keep the faith, you will be just fine. Have a couple beers and relax. I have to agree. If all of the appliances and furnace are trashed in less than 10 year then I would be looking closely elsewhere.
