Thankfully my new neighbor bought almost 600 acres and doesn't allow hunting! Just part of it Pat! Thankfully we're on a dead end road. The largest landowner around us is very picky what he will shoot, only mature bucks. He has ~750 ac. adjacent to us & he and his son are the only hunters & they only gun hunt. In MO you only get 1 firearm buck tag so they won't kill more than 2 bucks/year. We also hired the neighbor that lives ~150 yards E of our NE corner on the dead end road as our so called ranch manager. Long story but he earned the nickname...Machine Gun Dave. A friend of mine here in MS sells it through his company that mainly does pond/lake management. The deer sure seem to like it! You guys really are blessed to have good neighboring property owners. Think we could see a lot better potential here if we had similar type neighbors. Unfortunately we have a few I know that will shoot anything and a few unknowns. For the most part we do William but it's not Eutopia. I doubt any place is! We have a problem guy who's family owns 80 ac. on our N side but it only border's us from a 1/2 mile across our NE corner area. He has a felony conviction so he can't gun hunt & on rare occasions bowhunts. He's big into trapping coons & is an avid shed hunter. Because he has lived in the area for over 40 years his attitude is he can go wherever he wants to go. My buddy almost tackled him off his 4 wheeler ~9:30 one evening last November while I was still in route to get there. He attempted to drive right through the yard with his lights off & didn't see my buddy sitting on the side of the barn. If my buddy hadn't yelled at him 1st he would have put him in the dirt. He was too quick getting out of there on his ATV and managed to hide somewhere outside our property where my buddy and our watchdog neighbor couldn't find him. Yep...we reported him. That 1/4 mile + part of our E side where he could drive through is now fenced. Another problem is a small 14 ac. tract another guy owns bordering a small part of our E side. He sells hunts to out of state hunters during the rut. Last year he had 2 bowhunters on that 14 ac. during the last week of bow season and 1 gun hunter the 1st 3 days of the gun season. We've approached him several times about buying him out and the price keeps going up. Last number he said was $100,000 would get it. Yea Right!!! We told him it was a lot cheaper for us to high fence the border line + some buffer to make sure we kept his guest off our property. Needless to say that conversation got a bit heated after that but when we didn't back down, he did. Another good neighbor bordering the rest of our E side (that's not owned by the neighbor owning the 750) is a pretty good guy too. He and his son only gun hunt their 223 ac. We have a few other neighbors around us that are OK and one bordering part of our southern side that leases his property to some hunters from St. Louis. We've never met them or had any problems with them. Haven't heard anything bad about them either. I heard some of them will shoot any legal buck (must have 4 points on a side) from conversations we've had with neighbor friends. Although they border part of our southern side they border more of the neighbor that owns the 750 than us so they are more of a concern for him than us. All it takes is one bad neighbor to mess things up, we have one here that is pretty bad. Another up the road is old and retired and he is a great guy who has some cattle. He does not know who all comes on his place, he has given Christina and I permission and encouraged us to hunt his farm(200+ acres), but with not knowing who else may show up kinda leery of hanging any of our own stands there. I see 2-3 trucks often through our deer season. He has told me several times no one else is supposed to be deer hunting his farm, but he has had a few strokes and don't think he really knows what is going on there. You kinda know what we got going on here. Real shame the tract behind us was never offered to us. We could have utilized it as a buffer of sorts. We have our 60 and sole rights to the 30 or so next to us that makes for a sanctuary of sorts if I can keep people off of it. A couple other farms near us have had swamp and low timber ground up for sale as "hunting property". No idea of what to expect with any new owners there but may be good for those to not be being leased to groups anymore. I did meet the new owner on that one property directly behind us during our turkey season, posted about that. That guy talked a good game, said he passes little (young) 8 points, we will see. He did also say that the realtor told him that the prior lease on that property was a "hunting club". The former leaseholder talked a good game too, I had several conversations with him and he agreed to let little ones walk, but they let guys on that shot pretty well anything that moved.
