Guest Racksnbeards Posted October 20, 2004 Report Share Posted October 20, 2004 I'm so sick of nonresidents buying or leasing up land, I have plenty of ground to hunt, but it's the idea that someone else is getting their throat cut because they cannot afford the prices. Our average acre of land being sold to nonresidents is between $1200-$1500.00 and they are giving around $7.00 an acre to lease, this is crazy, it hasn't been that long ago that you could buy all the land you wanted for $500 an acre. Not really sure what an acre would go for here where we are but would guess about $1200-1500 an acre. Less than 2 miles up the road there is a property that is whitetail and turkey paradise. About 140 acres of overgrown fields and thick hardwoods. That property has been for sale for several years, think they were asking like $1500 an acre for it and it has very small road frontage and is tied up in the land program. Had a neighbor offer them I think $600 an acre for part of it where it joins his farm about 2 years ago, but they laughed at him. Down the road a ways closer to town and the county lake I have seen smaller parcels go for as much as $5000 an acre. Really not too sure about what leases go for around here. There are one to ten acre lots that sell for more the $100,000.00 per acre. These high costs are driven mostly by the influx of Californians and other out of state people (a lot of movie, music and sports stars) who have more money than brains. The real estate market is hurting the local people who can not even afford to buy a home. Fortunately, as far as hunting and fishing, we have an abundance of national forest, state forest and lumber company land (open to the public) on which to recreate. Luckily there is tons of public land. 6 years ago my dad bought another 320 acres...just forest land with beaver ponds and creeks, and a few small abandoned fields(from like 40 years ago)road access to the boundaries. I hear ads on the radio for land near this lake called Lake Anna and the prices for water access is almost 25000/acre while water front can go as high as 250000 for 1 acre lots I moved into a subdivision and the price for our lot which is .2 acre was figured to be 67000! Cutover will range from $1,200 to $1,500 per acre as long as its in a rural area. Land with marketable timber will go between $2,000 and $3,000 per acre provided its also in a rural area. Don't ask how much it is when you get close to a city. That's scary. Hunting leases range from a low of $7/ac. to over $30/ac. depending on location. [/ QUOTE ] Take a trip to this side of the state. We are at the foot of the Ozarks so we have a lot of hills and lakes...WOW. It varies by how much land you want. If you want an acre (No where near the lake) you're looking at $7,000-$14,000. 10 Acres (about $3,500-$4,000) 20Acres (about $2,500-$3,500) 50-200 Acres ($1,800-$2,500) 200+ anywhere from $800-who knows where. It all depends on location, the land, etc. Land can get VERY expensive around here. Literally around the City of Tulsa you buy land by the square foot....not the acre. I think in Iowa a non resident shouldnt be able too buy a buck tag without harvesting qat least 1 doe and then taking it too a check station of sorts.... heck I wouldnt care if they donated it too a shelter but if they took a doe for every Buck they might get it sure would help our population and buck too doe ratio in Iowa ... I think your local sherrifs could work for a check station any law enforcement would be good just as long as it was verified then he would stamp your buck licence with a stamp or whatever just a check and means .... our ratio is way messed up somethings gotta fix it ... by the way do you know how hard it is too get a non resisdent deer licence lol ... and landowners tags arent the same thing they still have too be a resident so they pay huge if they get a draw... Guest Racksnbeards Posted October 20, 2004 Report Share Posted October 20, 2004 Re: Average Price of an acre of land Appanoose county, (your buddy paid 1275.00) some guys from Wisconsin are buying several farms for that price, I'm sure up around Des Moines it is higher, but I think it needs to be stopped, I think the nonresident buyer should have to pay twice the taxes as a resident landowner, I also think a non-resident leasee should have to pay property taxes every year for the land they lease it may not help but if they got that much money to spend let them spend a little more. As far as one doe before a buck, I agree with that, but our doe heard is so overly populated let them take two to earn a buck. One plot of land thats one acre big is going for 9000 right now. We dont open too much land for people and that is the only lot for sale. (she got almost what she was asking for it) This land is also bordered by thousands of acres of the same type hardwoods and firs, all privately owned with miles until the road on the backside or either direction. The only downfall is the road frontage is mostly guard rail except for my road where I drive into the property. Granted, there was a house that needed to be bulldozed and a beaver dam, otherwise, nothing but willow brush on a grown up over pasture land. In our area, we've seen the increase also......my father-in-law is on the weed spraying board, and every spring they have to send a newsletter to all of the landowners in their spraying district......he said very few of those newsletters actually go to landowners from in state......most of our area is owned by out of staters............sickening !! How am I supposed to bring my dream to reality......of owning my own property and raising my kids in the outdoors.......when all of the landgrabbers are driving the prices up ridiculously high ??!!
