If land goes for around $1000. per acre in your area, you will just have to decide if the cabin, improvements, and ponds are actually worth the extra $30k. Also the fact that you will be hunting there will give it an edge, because you won't have to pay for a hunting lease somewhere else. I think most of us would all like to have our own hunting grounds, and many of us wish we had jumped at the chance when it came up years ago. Guess it would depend on how much you think the improvements are worth. $500 an acre has your land valued at $40,000. With the cabin and other improvements is there an additional $70,000 in improvements. Guess it really all depends on what you want to do. I think if it was just logged the valuable part is gone. the ponds have to be stocked at your expense when you say cabin, I think of a 16 X 20 Hunting Cabin. I think eastern Iowa the past few years, timber has been going up. But I don't think it should be worth more than farm ground for sure. Unless you can lease it out for bigger Money.
