I've got a friend that was on a lease there for several years. I went with him a couple of times. Typical South Texas brush with mixed farm land. Lot's of deer and there are still some big ranches in the county, but it's close enough to San Antonio for land fragmentation to be a problem. Not sure if it was the fragmentation around the ranch he leased (it was about 2500 acres but there were a bunch of 100 - 300 acre places around it) or just the genetics, but they never could get anything over a 150 - 155 class deer. He finally gave up and moved to a lease northeast of Laredo.
