Hey guys and girls, well for you of those who dont know im 22 and have been working to jobs for a while now. I got pre-approved for a mortage back in march and put my first offer in on a house 3 weeks ago. they counter offered and we agreed on 230,000. Im so excited i cant wait. Of course my girlfriend of 3 1/2 years will be moving in which is great. if you guys wanna check it out goto www.prudentialserls.com search properties by residential, mls number 243698. the inspection is this week and then we goto contract if all goes well. Congratulations on your new house Shawn.

Now I realize why we get so many New Yorkers transplanted here.

I had no idea until now, that real estate prices were so high in New York.

Geeze...Wow...Golly...Whoa Nelly.....!!!

Here in Arkansas, (just about anywhere in the state) a house in the $230,000 range would be at least 3000 sq ft. on at least a 1/4 acre lot, 3 bedrooms, 2.5 baths, 2 car garage, den, fireplace, with an in-ground pool. Air conditioned, brick, level lot, low tax base, etc.

I don't want to hijack your thread, but why, or how can you New Yorkers afford to stay in such an expensive area?

I'm still in shock....

You can buy a 100 acre ranch around here for that, seriously.

I have 12 acres, a 30x32 barn, a creek that splits my property, a 20x25 full apartment (bath, kitchen, etc), a 1500sqft house, and im in the city limits.... $130,000!

Congrats, I just made the big purchase a few months ago myself and I'm loving every minute of it. I live with my girlfriend of 3 1/2 years too. grin.gif

As far as the prices---> shocked.gifshocked.gif<----- man, I thought homes were expensive in my area. grin.gif But hey, sooner or later you're gonna have to make the purchase, and the sooner you do it, the better off you'll be in the long run. Good luck.

Congratulation, there is nothing like your first house.

Hire a professional inspector....don't think you and a friend can do it.....please please please. Go with the inspector and double check his/her work....they aren't always good. In fact, some are terrible.

Things to check: furnace/HVAC, check each and every window and each and every piece of trim for water damage by pushing on each corner (it is easily hidden and sometimes not checked at all by inspectors), check the frame of the front and back door at the threshold for rot (very common), check the roof, check the basement (smell and sight for settling and/or mold), check the siding to see if there is any masonite or LP siding (defective siding types), look for signs of leaks on the ceilings, and lastly check to see if there is any polybutylene piping in the house (service line or inside). These are the biggies to watch out for as they are easy to miss and as I found out, one window can be $1,000 to replace.

Congrats and I would follow the advise of Newarcher and get a home inspector! Most banks will require it anyways. I also noticed it is on septic, make sure you get it cheched also, they are expensive to fix!! Also get a water test done on the well. Most of these things your lender will require anyways. But sometimes when we get excited about something you tend just to want it as quick as you can and overlook some things that can bite you in the a$$ later.
