Looking at pricing of housing, what does an average house in your area cost? Let say roughly 1500-1800sqft on an acre? Around here you can get a newer home on an acre for roughly 85,000 to 90,000. You can very easily buy a 100+ ranch with barns, house, etc for $200,000. 1500sqft houses in city limits can easily sale for 60k. A friend of mine just took a Principal (notice the correct usage Chris) job in Pretty Plains Kansas. He bought a 2000 sqft home for 85k or somewhere in there. Its even cheaper in that neck of the woods. A few years back my wife and I flew into Newark, NJ. We had to catch a bus into NY, NY every day. The guy driving showed us a small house that would sale for $40,000 around here. He said he had looked at it but the price was 3/4 of a million. It all depends on where you want to live. Here in western Montana the housing market is totally out of control, but in the eastern part of the state housing is cheap. We are currently building a new home, 1500 sq ft on a daylight basement and the cost to build is $200,000.00, but when finished, sitting on 6.29 acres that borders Forest Service it's value will be close to $500,000.00. [/ QUOTE ] Same here. Thats due to land cost. A good lake lot will cost you roughly 25-30k. That ups the price. I bought an acre on the river at Chouteau Bend and payed 12k for it. My neighbor, right now, has 3-acres he wants to sale me for 20k. I also have some land behind me that I really want but cant afford right now. Its just over 8-acres and would cost me $40,000. In this area they are commonly called "Camps". Typically they are smaller, older homes, that are just used during the summer months. What made me move from Florida and my family there.....3 bedroom, 1 bath, approx 1800 sqft, 6000sqft lot, separate garage, one street from Oneida Lake: $16,900 My brother who lives in Morristown,NJ is paying $1,400 a month rent on an apartment. A nice home in town on a decent sized lot in a nice area around here will run you well over $100,000. then you can go across the tracks and have a home the same size in fair condition that will run you about $40,000, but you dont find any of those homes with much land to speak of. I am going to start traveling to Annapolis for work through the week. We may look at a move in a year. Would do the condo route there. 1200 sq ft condo on the water around 500k. I paid 60000 for it. But I could probably sell in now for 85000. You can build 1800 sq ft home around here for about 180,000. The land is what gets pricey. My current house was built in 1989 is 1,200 sqft on 0.25 acres and sold for $140,000. My new home a 1974 2,250 sqft on 1 acre was $240,000. And we will be putting between $25,000 & $35,000 in renovations before we even move in because it is a 1970's home and has not had any updating. We're talking in the MILLIONS for just the land. A little farther north where I am you can buy a small 1200 sq. ft. home on a 1/4 acre lot for around $180,000. Get away from the neighbors and buy a small house on say.....2 acres..........you're looking at $190,000 - $300,000. Depends on the location, up north overlooking Lake Michigan lots go for a million, then again the houses are unreal, rich area up near Traverse City area/Benton Harbor. In my neck of the woods, a country lot (1 acre) goes for around $30,000. Houses depend on the area too, lots of subdivisions going in with 2100 to 2300 sq. in the $230,000 to $260,000 range. Lots of houses in the $160,000 around 1800 sq. ft or so. Acreage makes the cost go up. I was surprised at what Shawn was having to pay but that is all based on demographics and the area and those willing to pay that amount. I wish him well on his new house! Rockland county,NY I live on the New Jersey side of the Hudson river in NY. If you can find a house with an acre on it around here...good luck. I live in a 1800sqft ranch styled home. I have roughly a 1/3 of acre (78'X161') everyone on my block has just about the same property. But....My backyard and side of the street backs up to a old reservior which is loaded with deer to bowhunt, But thats another story. But the answer to your question, a 1800sqft home with 1/3 of an acre will cost you here about 450K. PLUS...approx $8000 a year in town county and school tax, with the school tax being more than 1/2 of that tax bill We are on the verge of a 47% school tax increase here!!! YIKES!!!. Our school systems budget was based on 2 power plant assesments, they challenged the assesments and won a judgement of $236million! Our town has to pay it back, so to get it back they have to raise the school taxes by 47%!!! Its time for another Boston Tea party.Its a killer to live in the METRO NY area. Just moved into a new 1500 sq ft ranch with attached tripple garage and finished basement on a piece of land in my pasture I already owned. Start to finish just construction, cabinets, furniture, etc just the house was 165,000.00.
