Most farmers around here are only letting 2 acre plots go as that is the zone requirement now. Like Tom said earlier, it's all about location and land in Licking county is pretty pricy. Tominator Posted June 21, 2008 Author Report Share Posted June 21, 2008 Well, yet another chapter to this story. I was out fertilizing my corn and my son said Marge called, so I called her back. Every time she calls I'm afraid it's bad news about Cloise. Anyway, she answers and says "I misunderstood the realtor, he said the lot is worth $80,000, not $8,000 an acre...." I said, "wow, that's double what you originally said, hmmmmm." She says "Well, you think about it and get back to me." Well, I don't have to think about that one too long. $8,000 an acre around here is a steal, but $16,000 and acre is a little outrageous. Don't think we'll be buying that land. To be honest, I started having reservations about building right next to our old house. Just about every person I talked to (including my best friends Tom, Steve and my brother Rick) all asked funny questions or kind of raised an eyebrow about building so close to the old house. My Uncle Ray (who I respect as much as any man I've ever met) asked some good questions too. So, I don't know how this will pan out. I know I won't be buying the land for $16K an acre, that's way more than we want to spend. Maybe it's time to go looking closer to my buddy Tom. stevebeilgard Posted June 21, 2008 Report Share Posted June 21, 2008 a realtor is not an appraiser. seldom does a home sell for what a "realtor" says it's worth. remember, realtors get paid by commission. they make 15% on land alone, and it's clearly in their best interest to start high. chris, here's what i'd do. i'd think of a price (say, 50,000.) that you are willing to pay. offer it to them, along with a check for a thousand dollars ernest money. tell them they'll save commissions, and that this is all you can afford. or, just start letting other realtors know that you are interested in some small acerage. sorry she burst your bubble. it was looking so promising. Homer is still in Northridge district, I'd bet that's where we end up. Just got back from Cracker Barrel, and reading the paper I see someone has a few lots in the Homer area 5 to 7 acres starting at $39,000. Based on that and the amount of traffic that will increase in the Sunbury/Delaware area I'd really like to avoid a 36/37 commute, that area is way overcrowded. Centerburg is a long shot, but I wouldn't mind seeing that. That middle school and high school are brand new. I think the athletic program is better than Northridge. We'll see. Good idea Steve, thanks. I just went online to see if maybe I was asking too much of my neighbor, but her price is way out of line. Most lots around here are going for around 8K to 10K an acre, just as I thought. Found a couple in the Homer area for a little under 8K. My neighbor is asking double that. That's what I plan to do. I will counter with $43,200, which is 8K an acre. I contacted two agents yesterday. There's a house about 3 miles from where we live now that has almost everything we are looking for in a house. It's short on land, only 3 acres, but has an out building where I can store all my stuff and everything in the house appears to be what we want. We are planning on checking it out when the agent gets back with me. The nice thing about the house is 2,500 sq. ft. for only $224,500. The agent is listing it as a "possible short sale" which means the present owners are having a tough time making payments, they may be facing foreclosure. I'd like to know what the house was appraised for, I'm sure more than what they're asking. The other agent has 4 lots in the Homer area 5 acres up to 7 and they start at $39,900 which is $7,980/acre. That area is you live in is very sought after, i have several friends that grew up in Sunbury and now live in Westerville. I lived in Circleville and Chillicothe for several years. I guess Cloise has to have another surgery; on his kidneys this time. I don't know. 3rd surgery in less than a month on a 87 year old man. He's a tough bird, that's for sure. Anyway, Marge says "has Roland (their realtor) got ahold of you yet?" I said no and I was still searching around for land. I told her again the going rate for land in this area was around $8,000 not $16,000. Well, she started shaking her head and said "well, Cloise talked to Roland and he wants you to have that land for what we originally told you, $40,000. You've been good neighbors to us and Cloise wants to do that for you and your family, do you still want it?" This has been a roller coaster of emotions. At first I was really excited, then let down, then I felt OK about not getting the land after talking to family and friends, now I'm back to thinking I want that land again. I told Marge I would have to talk to my wife but I was pretty sure we would still do it. So that's your daily "how do you like them apples" update.
