Going rate for IL land (to lease)

I have been looking all over and IL is very expensive. I have seen a lot of places at $30 an acre.

So say a farm was 200 acres. 150 of the acres were crop fields and 50 wooded. Would the cost of the lease be for the entire 200 acres or just the 50 (huntable) acres?

Unfortunately I've had the same thing happen and the lease if for the entire 200 acres regardless of "huntable" acres..

I would say a person is flat out crazy for 30 bucks per acre for a lease.

I would say 10 bucks a acres should get it done. Most are 5-10 here in Indiana......

Heck hunting land in that area is about 3500/acre so I can't see how it would generate 30 bucks for the lease...Just doesn't make sense........

The rate will very depending on the land. I have one lease that I am part of in Southern IL that costs us $3600 for 350 acres. 100 acres of that are field and the rest is woods. It is actually a pretty good priced lease. If you get up to Pike or Brown County plan on spending double that if not more. You will notice more leases start to come available this spring due to the economy the way it is alot of leases are not getting renewed. Good Luck....
