Allrighty then.....that'd be a never mind.

I wish I could send you some of ours. Our average is 40-50 inches a year. Last year some parts had 80+. This year is way ahead of schedule.

The water flows downhill towards my house and around the front yard and down. Two weeks ago, I had so much water DRAINING through the front yard that I have actually trout fished in less.

In any event, great house!

I know all about that Southern rain. Been there for 25 years. Rain is not an issue at all out here. When I moved in May to Wa. it took 6 months to see my first rain drop and that happened at 1 in the morning and lasted for 7 seconds. The biggest problem we have out here is wind and dust storms. I would say 3-6 times a summer we will get a huge wind come through and have a black out with sand and dust. But hopefully those will not cause an issue with a newer houes. Just need to tie everything down thats outside when they come.

only a 2 car garage? what has to sit outside? the boat, camper, 4wheeler, or snowmobiles??? lol

nice looking house, ben. and the drystack outside wainscot is a great idea. i see one small problem, and i hope the pictures were taken at 8am. it's the sun. your front appears to face east, meaning that your patio at beer time is in full sun. nothing big, but a thought.

The truck will sit outside. The new boat and fourwheeler will have the garage for now, along with 8 dozen decoys. :clown:

House faces North which should isnt as bad as it could be. It will be nice to get the Southern sun on the back of the house during the winter.
