First Home-Finally!

Well after alot of ups and downs it looks like Jenn and I have finally found our own home. We've lived at lake Texoma the last 3 years ( and wherever I have been working ) in my grandparents lake house. While we were here in Pa, it got broken into and also flooded due to a broken pipe. Jenn forgot to turn the water off on the meter before she flew up.

Anyways we decided to have a modular home brought in and setup on our land. I even spent about 10 days clearing trees, and have done alot on a wooded acre to get it ready for a home.

Turns out all the estimated bids on our build came back about 20k low. So I could spend 120k on just a house, which will lose value, or I could look for a house on the market.

And the place in the link below is what we found. Now instead of just a house, we are getting a shed, a 30x40 shop, covered porches, and ALL the furniture, tractors, tillers, etc for one heck of a deal. The house listed the asking price at 125k for JUST THE HOUSE, we got all the furniture and the other stuff for 127k! I'm really stoked as the place just appraised for 210k yesterday.

We close the first week in January and will finally have our own place.

Yup...They are retiring to a retirement village and can't take anything with them. Just the pictures on the walls, and personal stuff. When we take possession it will be ready to live in pretty much.....we don't have to move anything in lol. Of course we will be bringing in our own stuff too.

I really like the kitchen table and the shop lol. Not to mention the brand new 54' 26HP Hustler ZTR mower :D

hey congrats Kyle! Not sure how the market is down there, but it looks like you got a deal. The shop is awesome too! It's a good $15k just in materials to build that not even finished on the inside! Plenty of room for Cash to run around. The moving process killed me more than the house/property shopping when I closed on my first house back in June.

Nice....mobile homes are competing hard for the most depreciating asset with boats. You will do very very well with a stick built home and those buildings are nice.

The dollar in OK goes a LONG way. You'd pay twice that in GA for the same place.

Just be sure to get a GOOD home inspector...don't use a friend, use a paid inspector. Check all windows for rot (very expensive to fix), doorjambs for rot, termites, appliances, look for leaks, etc. A good home inspection will save you a bundle of money of out of pocket repairs.

Just got my inspection packet in the mail today from the inspection we had done on Tuesday. No problems at all. All windows were replaced last year with triple panes. No buggies too....always good to know.

These old folks took great care of this place.

Sounds like you found a great home....a great place to let a kid roam free and grow up.

sweet deal, kyle. much better than putting a new one on your land. it looks like a manufactured home to me. is it? if so, is it a mobile (set up on blocks with a perimeter non bearing wall) or is it a ubc modular. (perimeter bearing foundation with only a center wall for support).

in any case, it looks like a good 1st home. or last.

and what's this "finally" stuff. you're a kid with only a few years under your belt. do you realize most folks twice your age have never had the opportunities you have? repeat after me: THANK YOU, LORD.
