He is going to build these houses himself with the help of one other guy. He found people to run electrical, plumbing. He said and I quote "All I have to do is frame is and do the sheetrock work" He already got approved on a six month construction loan. I am absolutely in shock. He is fixing to find out what a MAJOR HEADACHE the construction business is. We do most of our land surveying for contractors. I have heard some horrific stories from these guys. MUDRUNNER Posted January 24, 2006 Report Share Posted January 24, 2006 Re: Oh man It sounds like he'll be building a speck house.The bank will give him money to buy a lot and build a house and he'll sell it after it's done.I'm surprised the bank is giving him a loan with him having 0 experience.Framing and hanging board isn't brain surgery,but it can get pretty screwed up if he doesn't know what he is doing. Most speck homes around here have been sitting empty or been rented out just so the contractors can make the payments until they're sold. His brother in law is my banker and has been for about 4 years even before my buddy was kin to him. I am sure that this is how he got the loan. I ended up rebuilding my house myself with absolutely no experience. I now have a beautiful home, built with my 2 hands and it came out fabulous. He may do just fine. He has to have the whole house done in 6 months and sold. Most contractors running 2 man crews that know what they are doing can build one in about 3-4 months. True, no inspections in rural areas in OK. We just built a house, my dad did all our electrical without a license (also the plumbing). He still talked to contractors to meet code, BTW- He has a LARGE knowledge of electrical, etc.... He's going to have a rude awakening doing sheetrock. I HATE hanging rock. Not good at it and it's hard work that takes a long time, unless you know exactly what you're doing (ie- apprenticed for someone). It's a lot of work just contracting the house out, much less doing the work....In fact, I personally would just contract it out. We save 60k on our house just by contracting it out ourself, that's not counting the cleanup we did, insulating, wireing, plumbing, etc... Framing and sheetrocking are the 2 things I would for sure have contracted out. You make a minor screw-up, you have big problems (framing). Sheetrocking is just plain NOT FUN. Good luck to him though! 6 months is not a very long time!! Hope he's already got guys lined up to do concrete work, plumbing, etc, because this is there busy time of the year and there are sometime long waits!! We just finished hanging 120+ sheets of rock in my house so I am well trained at doing that now. I just home he comes to his senses and subcontracts most of this. If he was in a bind and he needed my help I would jump in and do it but I hope it doesn't come to that. I hope this doesn't come out like his last project. He wanted to build a trailer to haul his fourwheeler. At the time I was working for a trailer manufacturer. I drew out diagrams that showed him exactly the dimensions and how to do it. He tried and put to weak an axle underneath it. Boom.......it came apart in the Home Depot parking lot. He called me and asked me if I wanted the rest. A little work and a new axle. But remodeling is the pain in the #$$, the guy that tries to remodel this house he is building, if he gets it done, will pull his hair out. Hope he doesn't overstep his bounds with the municipalities. That gets rather expensive. Hope he has a surveyor lay the basement out for him or he will be all sorts of out of square, and maybe even in the building setback. That isn't any fun either. You also need to hire a surveyor to make sure he builds it on the right piece of property. That would be a good thing. Like I said, I think this is going to be a little harder than the few minutes it took him to read his book. Hope he has the gift of common sense.
