i'm not interested in a partner on anything, but they can be good. and bad. i'd suggest you set up an llc, (use an attorney of course) and sell interests in the property to anyone with cash. that way, your rules for use/hunting/building are agreed to before hand. each property owner is entitled to (?) amount of deer, turkey, ducks, etc, with a penalty for misuse. you sure don't want a guy to buy in, then find out he has 40 close friends and hunting buddies....
